A townhouse project fronting the Peticodiac River sets a new standard for multifamily dwellings in Moncton.

My client owned a small motel near downtown Moncton. His sister Sarah was running the place but was retiring shortly. As the place was too small to hire another manager my client approached John to see if the density could be raised on the site.
The site had a commercial zoning in a sea of single family houses. So yes, the density could be raised, but at the densities my client required, approval was needed from the Greater Moncton Planning Commission anyway.
My client was hoping to raise the density to thirty units. By adopting a rowhouse scheme John was able to create thirty double stacked units with the required parking on the exterior, saving the cost of both expensive underground parking and an elevator.
The scheme was well received by the Planning Commission. Commissioners praised the ground oriented decks and individual entries for each unit. They approved the higher density without conditions.
the project stands out from the usual Moncton multi-family dwelling, which seamsto be shabby and mean three storey apartment blocks. Its split level design allows a flow from top to bottom of the suites, as well as a bright high ceiling living room for the lower units. The high windows are an exceptional selling point for these units.
As there is no common corridor in this type of building, –or any other common spaces for that matter– the entire building can be sold as strata title. These savings can balance the costs of external amenities such as decks and canopies.
